1. Acceptance of Terms

By making a reservation, accessing our website, or staying at Twelve27, you agree to be bound by these Terms of Use. Please read them carefully before proceeding with your booking. If you do not agree to these terms, you may not use our services.

2. Reservation & Payment Schedule

All reservations at Twelve27 are subject to the following payment schedule:

A deposit of 40% of the total reservation amount is due at the time of booking to confirm your reservation. A second payment of 35% of the total amount is required no later than 60 days before your scheduled arrival date. The remaining balance of 25% must be paid in full no later than 30 days prior to arrival. Failure to meet any payment deadline may result in cancellation of your reservation without a refund of amounts already paid.

Payments may be made via the accepted methods communicated at the time of booking. All amounts are listed and charged in US Dollars (USD) unless otherwise stated.

3. Cancellation Policy

All prepayments made toward your reservation are strictly non-refundable, regardless of the reason for cancellation. This includes, but is not limited to, cancellations due to personal circumstances, travel disruptions, or events beyond your control. We strongly recommend that all guests obtain comprehensive travel insurance prior to their arrival to protect against unforeseen cancellations.

No exceptions to the cancellation policy will be made unless required by applicable law.

4. Security Deposit

A refundable security deposit of $1,000 USD is required for all reservations. This deposit is due in full upon arrival at check-in and must be paid in cash. The security deposit is held to cover any damage to the property, its furnishings, fixtures, or equipment caused during your stay, as well as any excessive cleaning requirements or policy violations.

The deposit will be returned to you in full at the time of check-out, provided no damage or violations have occurred during your stay. Deductions will be made for any damages, losses, or additional costs incurred, and a detailed statement will be provided if any portion of the deposit is withheld.

Twelve27 reserves the right to charge additional amounts beyond the security deposit if actual damages exceed $1,000.

5. Guest Responsibilities

Guests are responsible for maintaining the property in the condition in which it was received. This includes treating all furnishings, appliances, and outdoor areas with reasonable care. Guests must comply with all house rules provided at check-in. Unauthorized parties, events, or gatherings beyond the agreed number of occupants are strictly prohibited. Smoking is not permitted inside the property. Violation of any house rule may result in immediate termination of your stay without refund.

6. Check-In & Check-Out

Check-in and check-out times will be provided at the time of booking confirmation. Late check-outs and early check-ins are subject to availability and may incur additional fees. Guests are required to present valid identification at check-in.

7. Limitation of Liability

Twelve27 and its owners, managers, and representatives are not liable for any injury, loss, theft, or damage to personal property during your stay. Guests use all facilities and amenities at their own risk. We are not responsible for any disruption caused by circumstances outside our control, including but not limited to extreme weather, utility outages, or acts of nature.

8. Modifications

Twelve27 reserves the right to modify these Terms of Use at any time. Updated terms will be posted on our website and will take effect upon publication. Continued use of our services constitutes acceptance of any revised terms.
